Landlord fees and service information

We have a number of options available for attracting and selecting tenants to choose from.

In a nutshell the two services we can offer you are below. It is worth noting, however, that as we are an independent company, we can tailor any of our services to meet your needs. Should you wish to discuss this with us, please contact us.

Let only

¾ of the first month’s rent + VAT (minimum fee of £480 inc VAT)

This service includes full marketing of your property with professional photos, floor plan and video walkthrough, full referencing of your new tenant along with an assured shorthold tenancy agreement and holding of the deposit within the TDS (tenancy deposit scheme).

The management is handed over to you at such time as the tenants move in to the property.

Fully managed

£480 (inc VAT) set up fee and 12% of the monthly rent + VAT

The fully managed service includes all of the service features offered with the ‘Let Only’ package.

We ensure that the rent is collected each month on time, (if rent is not paid, we chase), and transferred over to you. Once the tenant has moved in, we conduct an initial first inspection of the property at the conclusion of the first three-month occupancy period. We then adjust the subsequent inspections accordingly, in respect to the condition of the property and in the assessment of the nature to which the tenant is treating the property.

The tenant comes to us, rather than you, with any issues throughout their tenancy. We also offer a 24-hour emergency call line for tenants and landlords. Should you need anything out of office hours, you have access to a human operator to call and speak to, as opposed to an answering machine–as we know that can be frustrating.

Additionally, we offer a comprehensive written inventory with photos for an additional £150 inc VAT. We recommend this, so as to save from potential disputes of the condition of the property upon your tenants entering and leaving.

Other Landlord Fees & Associated Costs

Additional fees associated with the management of your property may be incurred. All fees listed below are inclusive of VAT.

  • Annual gas safety certificate – £80 Additional charges may apply if works are required
  • Annual admin fee for organising your Gas Safety Certificate – £42
  • Electrical installation condition report – £165 Additional charges may apply if works are required
  • Energy performance certificate – £120+VAT Additional charges may apply if works are required
  • Annual boiler service – £80 Additional charges may apply if works are required
  • Tenancy renewal or amendment – £150
  • Inventory/schedule of condition report – £150
  • Serving of a Section 21 – £120
  • Continual management whilst property is empty – £120 per month
  • Project management of large renovation works, including gaining quotations (e.g replacement of kitchen or bathroom) – 10% of the total bill
