Letting fees and tenant information
To apply for the Tenancy (payable to Currans Homes, the Agent,) holding monies and a tenancy deposit are required.
Holding Monies: £100 for monthly rent under £900pcm, £200 for monthly rent over £900pcm. This payment is offset against the first month’s rent (payable on the day you move in).
Within 15 days of the date of the Holding Deposit Payment (unless mutually agreed otherwise in writing):
Tenancy Deposit: equivalent of 5 weeks rent (calculated at 12 x monthly rent / 52 x 5)
Moving-in monies
Move-in monies can be paid by bank transfer prior to your move-in day (but only after signing your tenancy agreement), or cleared funds on the day of move-in. The payment must be in cleared funds prior to your move-in date.
Please note that if funds are not cleared and confirmed by our accounts team, keys will not be released.
Tenancy Amendment Fees (England Only)
Key replacements and fobs will be charged at cost price. The price of which will vary depending upon the type of key and the amount required. Should you wish to know the cost of a key replacement for your property, please contact us.
Fees and monies during the tenancy
In addition to paying the rent, you may also be required to make the following below payments:
Monthly rent payments
All tenants are to be aware that rent will be due by the contract tenancy date every month. Standing orders will need to be set up to ensure this. However, due to banking delays, standing order mandates will be set up for four days in advance of the rent due date. If you do not wish to set up a standing order, you can pay by BACs transfer. If using this method, you need to ensure funds are cleared into our account on or before your rent due date. We do not accept cheques or cash for rental payments.
Utilities
Gas, electric, water rates and council tax must be transferred into the Tenant’s name at the commencement of the Tenancy. We will inform the utility companies of your details, move-in date and opening meter readings. Please note it is the tenant’s responsibility to ensure that your utility accounts have been set up correctly and that this is completed.
Currans Homes holds Client Money Protection and is a member of The Property Ombudsman redress scheme. If you require further advice, please contact us.
Early termination
Should you wish to leave your tenancy before the end of your fixed term period, please email us so that we can discuss this with your landlord.
An early release is not guaranteed and will be subject to your landlord being agreeable to this. Should your landlord be agreeable, you will be liable for the tenancy until a new tenant has been found and all paperwork is completed. You will also be liable to cover your landlord’s costs to Currans Homes for the above. These costs vary.
