Preparing for a Valuation and what is needed to bring your Home to Market

Before our meeting it would be really helpful to know whether you are ready to sell or simply want a valuation to assess the value of your home.  We are delighted to visit in any situation.  Some owners just want a guide for a remortgage, maybe they want to release equity or sometimes are interested in renting their current home in any situation we are keen to help.

 

At our visit:

Before giving you a valuation we will look around and measure your property.  We will compare it to other properties on the market and will talk to you about your home in relation to current market conditions.

Good quality photographs are essential so ensure you are ready.  Ideally rooms should look uncluttered with clear surfaces and floor spaces.  You may want to take up rugs if necessary and clean everything until it sparkles.  Light and reflected shine are the best ways to show off the size of your rooms.  We will arrange for a professional floor plan and compile a description for you to approve.

 

Documents that will be required:

If you want to sell straight away for legal reasons and to comply with anti-money laundering regulations we will need to see photographic identification such as a driving license or passport.

We will also need a document to link you to your home such as a bank statement and a utility bill.
